Hi everyone. Darren Hunter here. I’m with Radhika Mehra from The Leasing Specialists in Western Sydney. Now, Radhika, you not only got properties in Sydney but also in Canberra at the moment. Now your Canberra ones, you are using the virtual tours. You’ve told me that you’ve got a lot of people coming from interstate because that’s the Canberra market. A lot of people might be involved in politics or students and that sort of thing. How have the virtual tours helped you get these properties rented quickly?

It has been a massive win because most of these people when they can’t make it physically, a virtual tour is like the same if they’re there. So it’s convenient. They can look overnight. So when they have a look and they’ve already seen virtually plus the building plus the street. And when we do the tours, we do the whole lot, not just a property on the inside. Interstate, ticks all the boxes for the tenants, even the clients who are in Canberra. Even for them, sometimes, when traveling is an issue, timing is an issue. They can’t make it. They’re working long hours. It’s a massive win when you use virtual tours. It just fastens the entire process. Before they’ve even come up, I have applications already on me.

I haven’t had anyone come back and say, “Oh, you’re charging way too much rent.” Because the tenants like what they see. They come to the property and it’s the interaction and it’s a massive win for everyone.

So, correct.

So, you’re getting a lot more traffic, and you’re getting high rent. You said 20 to $30 a week. That’s like $1,000 – $1,500 a year in rent extra. Now when you explain that and show that to prospective clients, obviously, you want to get them to sign up with you. What is their reaction to that and how much easier is it to sign up for the business?

It is very easy because the simple line that I usually give my clients is like, that extra $20 – $30 per week. We only get about an extra $4-$5 per week in our pocket, but it’s an extra $25 in their pocket per week. So for them, it’s a simple math of investing in the marketing, letting us do our job so we get the highest rent in the quickest time possible and with quality tenants. So for them, it just adds up the numbers and they’re like, “Yep, we love what you do because our property is attracting the number of people we need to choose applications that come through.” So the clients love it. Marketing sells the whole thing for me.
