My name is Kelly Seaton and I’m the Director of the Leasing Network, which is a property management-only company. We are based on the central coast of New South Wales. And we’ve been using virtual tours created now for, I think, over 12 months. Just over 12 months. I did have a virtual tour camera prior to Virtual Tour Creators, so I was a little bit sort of aware, but you guys have just opened everything up for me. 

HOW DO VIRTUAL TOURS HELP YOU WITH THE PROBLEMS YOU ENCOUNTER IN PROPERTY MANAGEMENT?

So it is just amazing. And particularly now we’ve had Covid, we’ve had people move out that we had virtual tours created for a year ago, which put us in the forefront straight away because we couldn’t get into the house with the tenant, but we already had the virtual tour done to allow people to access. We couldn’t get in because the tenant was not allowing access, but we could show potential tenants the virtual tour that we’d created from a previous round. 

We do all of those actually now, but originally back in the, the first instance to use it was to create a point of difference for our agency against our competitors. So that was the reason why we, first of all, did that.

And then secondly, we did that because we are in an area, we are in between Gosford and Yong Hospital, and so we have quite a large health professional network of tenants here. So they work all sorts of crazy hours, and when we were open, they were sleeping and, you know, that sort of thing.

So it really helped those allied health professionals moving to the area. And it also helped anyone that was interstate that couldn’t actually come and physically view. So that were the first two reasons we used virtual tours creator; however, since then, we have used them for our ongoing inspection reports and things like that.

DOES THE VIRTUAL TOUR SAVE YOU TIME?

So in terms of doing our ongoing inspection or entry condition reports, we find this to be really time-saving. So we used to probably spend about four hours just at the property note taking and things like that, whereas now with our virtual tour, we can sit in our office and we can create a transcript from the virtual tour, and it’s quite quick. So I would say that our four hours is now halved at least to two hours, and then just a quick round of photos afterward. But the virtual tour, having that handy, has certainly been a really big time saver for us. 

We still take photos of everything, but it’s just to be able to get the concrete or the draft ready to go. So we’re able to do that. And sometimes we do that in between, we’re doing open houses and things like that. But just to be able to sit down and type each and every room, so all the wording’s already done just off the virtual tour.

DO YOU USE VIRTUAL TOURS IN YOUR MARKETING?

For marketing, we use virtual tours and we love the virtual tours. So our advertising and marketing go up with professional media photographs, a floor plan by an outsourced photographer, and then we do our own virtual tours.

And I think it’s quite good to be able to do our own because that gives us, you know, it’s something different and it’s a little bit unique for us to be able to do our own, tours as well. So definitely every property goes up with a tour and sometimes we do those a little bit complimentary, but, you know, maybe when they might charge for them. But for the time being, we have been giving those virtual tours to our clients to win the business or as a complimentary service from our office. 

TELL US ABOUT YOUR TEAM AND HOW THEY USE VTC CAMERAS.

We only have a small team here at the leasing network. However, we don’t like sharing our virtual tour camera, so we actually have two cameras, for each staff member has their own camera and tripod, rather than having to share, because we used to find that, you know, one person might need it here and then the other person might need it there. So it, we were chopping and changing, trying to say, I’ll meet you here and swap the camera over, and things like that. But nah, we have our own cameras now, which is just fantastic. 

IS VTC TRAINING EFFECTIVE?

In terms of training, obviously, there is training that Tom does provide. The thing I really liked was the video’s step-by-step instructions and some guidelines and things so that we could take it on board and try things ourselves. And if we didn’t get it, then we could reach out. But honestly, it’s really quite simple and fun. So I found the training to be really good. And another thing I really liked is that if we did a virtual tour and it perhaps wasn’t up to scratch, or if we shut a door or something like that, I would get a message from Tom to say, Hey, you need to do this. And he would give me some tips and tricks and things to make our virtual tours more improved. And yeah, it was just fantastic. So I found the training and the use of the camera and the videos and Tom’s feedback really handy. And, yeah, it certainly worked for us. And Tom’s fantastic. I cannot recommend Virtual Tours Creators highly enough. That’s just amazing and it’s done huge changes for our business as well.
