Now, Joe, you’ve just told me before that when it comes to property marketing, you are no longer allowing empty rooms in any rental property marketing photos. Now, I know that you said you’ve gone through an evolution of using still photos on your iPhone, then you went, insisted that all professional photos are done, and they look great, but then you’ve gone next level with no empty rooms with digital staging. How has that worked for you, and how have your prospects received that?

Yeah, look, I think it’s become the norm. Now when I see a photo of an empty room, I think, what a waste of a photo. Like, what are they showing us? You know, a room? A bedroom? It doesn’t tell a story. So even the fact that we insert virtual furniture, there’s a bed there, people just assimilate with that when they come to the property. “Oh, the bed was over there”

The tenants like it because before they come, they can sort of get a bit of an idea. It’s a bit awkward sometimes when you know, like, it’s this sort of smaller room and they think, “How did the double bed go in there?” But, otherwise, it’s about just selling that room.

Yeah.

It’s the same in sales. It’s very rare that they sell a home without styling these days. If it’s vacant, they style it and we’re the same. We style it, but virtually.

So, you know, virtual staging obviously really dresses up the online value and impressiveness of that particular property there. You said that this is very much about you got to make sure your brand looks good and it’s another really good plus one. When you are showing this to prospects, what’s their reaction?

They don’t know. A lot of people just can’t believe it. They go, “Oh, really? Like, is that..?” And I say, “You see this one here? It’s virtually staged, this one here.” And they’re going, “Really? That’s amazing!” The general public doesn’t get it.

Yeah.  And once they learn it, what’s the “impress” value? Does it go up?

Like I said, it’s the way you’re staging their properties, so it’s in their best interest to have. You know, I believe that done that way. So, yeah, definitely. And again, we sell it in the fact that, have you ever seen a vacant room and what does it tell you? They tell nothing. But you put that in there and it tells us a story. So, yeah!
